Custom Furniture Mistakes: Skipping the Site Survey

carpentry 19 min read 0 views

Skipping the site survey is the mistake that turns a smooth Custom Furniture job into a costly redo, because without seeing the flat, the maker builds to assumed dimensions that almost never match the real walls. In Singapore, where no two units are shaped exactly alike, a survey isn't a formality — it's the foundation of the whole order.

What the Survey Actually Catches

A floor plan tells you the listed size, but it can't show the things that break a fit. On a typical visit we record far more than length and height:

Floor flatness and slope. We put a long spirit level down and measure the dip. A 3mm fall across a 2m run is common and changes how the plinth is cut.

Out-of-square corners. Many HDB alcoves are a few millimetres off 90 degrees. The survey catches it so the carcass can be scribed, not forced.

Services on the wall. DB boxes, water pipes, and air-con trunking all decide where a back panel can sit. A drawing never shows these reliably.

Ceiling height changes. False ceilings drop near the yard and MBR, and a full-height piece must clear the lowest point or it won't go in.

HDB Rules You Only Learn on Site

HDB has clear guidelines on what can be built and where. The renovation must follow the HDB renovation guidelines, and certain walls and fixtures can't be touched. On site we confirm which are structural and which are fair game.

There's also the 1-year defect liability period after key collection. If your BTO is still under that window, the flat may settle slightly, and we measure with that in mind rather than locking in tight tolerances too early.

Condo MCST Constraints to Flag Early

Condo owners have a second layer: the MCST. Most management corporations require a deposit, proof of insurance, and defined work hours, often weekdays only with no noisy work on weekends. The survey lets us plan deliveries and hoisting around those rules.

Some buildings restrict the service lift to certain sizes, which decides whether a wardrobe goes up in one piece or in flat-pack panels. Knowing this before we cut saves a painful discovery on moving day.

The Timeline Hit From a Missed Survey

A normal job runs roughly six to ten weeks from measure to install. Skip the survey and you typically add two to four weeks: a wrong build, a return to the workshop, and a new slot behind other orders.

Worse, if the piece is already installed and binding, the fix means uninstalling, recutting, and reinstalling. That's double handling of a finished product, and the risk of chipping the facing goes up each time.

Custom Furniture Built Blind Rarely Fits

When a maker works only from a plan, every assumption becomes a gamble. The wall that "should" be straight isn't, the floor that "should" be level isn't, and the result is a visible gap or a door that won't close.

The survey turns those guesses into known numbers. It's the one step that protects the six-to-ten-week schedule and the budget you already set for the renovation, which for a full home in Singapore often lands between S$30k and S$70k.

Custom Furniture Mistakes: Skipping the Site Survey

Before you sign anything, ask who measures and when. If the answer is "we'll use your floor plan," pause. A proper site survey is quick, costs little, and is the cheapest insurance you can buy for a fit that's right the first time and a home that comes together without a second round of works.
