The patio is storage you are not using

Condo patios in Singapore run small, often 3 to 6 sqm, and HDB balconies on a 5-room flat (about 110 sqm) are similar. We treat the long wall and the window sill as the prize. A full-height cabinet behind the seating, or a bench with a lift-up lid, swallows the things that clutter your entry and your bomb shelter.

A patio is half outside, so material choice is the whole game. We spec for heat and rain splash:

• Marine-grade plywood with outdoor laminate — standard laminate curls at the edges when the afternoon sun bakes it; the outdoor grade holds.
• Slatted backs with a 10mm gap — air moves behind the unit so mould does not set in during our wet months.
• Stainless hinges and gas lifts — normal steel rusts in a season on a balcony; stainless outlasts the tenancy.
• A sloped top on any open box — rain that blows in runs off instead of pooling on the lid.

Skip solid wood unless you oil it twice a year; skip MDF completely — one storm and it is swollen. The plain, durable answer is the marine ply with a weather-rated face.

What to put where

We split the patio by use. The bench lid holds the bulky, seldom-touched stuff: the fan, the folding chairs, the deep-clean supplies. The slim wall cabinet holds the daily: the shoe brush, the plant food, the string lights. Keep the heavy things low so the unit does not tip in a gust.

If your patio faces west, add a 50mm gap behind the cabinet and a light back-paint, because that wall gets hot and a sealed back will cook the contents. Vents at top and bottom let the heat escape.

MCST, HDB rules, and the cost

Here the rules bite. The patio is part of your unit but the rail and the facade are common property. Do not build past the balustrade or fix anything to the external wall facing the estate — the MCST and HDB both flag that. Stay inside your slab and keep the unit freestanding or wall-anchored only to your internal face.

Cost runs roughly S$1,500 to S$4,000 for a bench and a slim cabinet, inside the broader S$30k to S$70k renovation budget. Timeline is the usual 6 to 10 weeks from measure to install, and the patio fit is a short 1 to 2 days.

Upkeep and resale

Wipe the laminate with a damp cloth; the outdoor grade shrugs off dirt. Check the hinges yearly for rust and swap any that seize. A tidy patio with hidden storage reads as a bonus room, not a junk corner, and that helps when you sell.
