HDB Interior Design Singapore: Bathroom Hacking Rules

carpentry 15 min read 0 views

HDB interior design Singapore bathroom upgrades often need hacking, but the rules are strict and easy to break by mistake. The HDB renovation permit sets what you may and may not hack, and the household shelter aside, the wet areas have the most constraints. This article explains the bathroom hacking rules so your contractor stays legal and your flat passes inspection on the first try.

What you can hack in a bathroom

You may hack and replace the floor and wall tiles inside the bathroom because these are finishes, not structure. You may also remove and refit the sanitary ware, the shower screen and the storage cabinets. The original BTO wet-area floor tiles are basic, and many owners retile during a full renovation after key collection.

A resale HDB often needs more hacking because the old tiles and screed may be thick or uneven. Expect the HDB renovation permit to cover tile removal, new screed and waterproofing. Processing takes about two weeks through an HDB Licensed Renovation Contractor listed in the Directory of Renovation Contractors.

What you cannot hack

Structural elements stay. Load-bearing walls, beams, columns and slabs cannot be hacked, and that includes any wall that carries load between bathrooms. You cannot shift the soil pipe or the main water riser without HDB approval, since these serve the whole stack of flats. The bomb shelter, if your bathroom backs onto it, cannot be opened or tiled into.

Do not break the floor slab to lower the bathroom. Hacking through the slab risks the unit below and fails inspection. Keep the floor within the permitted build-up and use a thin tile or overlay system if height is tight.

Waterproofing and noise rules

After hacking, the contractor must lay a new waterproof membrane and do a flood test before tiling. This protects the neighbours below from leaks, a common HDB dispute. Use HDB approved flooring and tile adhesives suited to wet areas.

Hacking is noisy work. HDB allows it only on weekdays 9am to 6pm, and none on Sundays or public holidays. Plan the bathroom tear-out early in the BTO renovation timeline so the dust and drill do not clash with your own move-in date.

Step by step bathroom hack

  1. Confirm the walls to hack are non-structural with the contractor.
  2. List tile removal and waterproofing on the permit form.
  3. Keep the soil pipe and riser exactly where they are.
  4. Hack tiles only within weekdays 9am to 6pm.
  5. Apply waterproofing and run a flood test.
  6. Tile with HDB approved adhesive and a thin build-up.
  7. Inspect for leaks before the final payment is released.

Bathroom hacking looks simple but the line between finish and structure is where permits fail. Fold the wet-area plan into a whole-house customization so the new tiles, storage and shower line up with the rest of the flat, and your renovation passes without a sideways visit from HDB.
