Custom Furniture at BTO: Storing Along the Stair

Custom Furniture built into the stair void is the simplest way to reclaim dead space in a BTO flat with an internal staircase.

Not every BTO comes with steps, but loft and maisonette layouts do, and plenty of resale flats have a short flight between the living area and a raised platform. That sloped gap under the stairs is usually left empty. With the right carpentry you turn it into drawers, a display nook, or a quiet reading corner. I'll cover what fits, what HDB allows, and what you'll pay.

Custom Furniture at BTO: Storing Along the Stair

Why that stair gap is worth keeping

Builders leave the void open because it is the cheapest option and there is no set use for it. Most owners only notice it once the renovation is nearly done.

In a 4-room BTO of roughly 90sqm, floor space is tight. A stair void can run 1.2 to 1.8 metres wide and stand about a metre tall at the front, shrinking to nothing at the back.

Leave it empty and it becomes a dust trap and a clutter pile. Build into it early and you add real storage without shrinking your living room.

Custom Furniture ideas that actually fit the slope

Pull-out drawers beat open shelves for keeping out dust and keeping toddlers safe. Match each drawer to the step rise so the fronts follow the slope.

A shallow book nook works if the void is at least 35cm deep at the front. Add a sensor LED strip so you are not fishing in the dark.

For pet owners, the lower front makes a tidy cat-litter cabinet with a side entry. Leave a gap at the back for airflow and easy cleaning.

If the stair sits in the living room, a closed panel front in the same laminate as your TV feature wall keeps the look calm and tidy.

Materials: what survives under a loaded stair

Plywood is the practical pick for the carcass. It takes the slight movement of a loaded stair better than MDF and costs less than solid wood.

Solid wood looks warm but moves with humidity and runs dear. MDF is flat and cheap for painted fronts but swells if water gets in, so skip it near the floor.

Laminate over plywood gives you a wipe-clean surface in any colour. Just avoid the cheapest boards if the stair gets daily knocks.

Cost, timeline and HDB rules

A basic stair drawer set runs roughly S$1,200 to S$2,800 depending on width and the number of drawers. Adding lighting and soft-close adds a few hundred.

From measure to install, plan for about 6 to 10 weeks. That lines up with the rest of your carpentry if you order it together.

HDB's 1-year defect liability period covers the building structure, not your add-on carpentry, so check the drawers during handover. Don't box in any electrical riser or pipe behind the stair without leaving access.

Keeping it useful years later

Wipe laminate fronts with a damp cloth; don't soak them. Check drawer runners once a year and tighten any loose screw.

On resale, built-in stair storage reads as thoughtful use of space rather than a flashy upgrade. It helps a small flat feel planned, which buyers notice.

If your BTO has steps, treat that void as free square metre you already paid for. Measure it early, decide drawers versus a nook, and let the carpenter build to the slope. It is one of the quieter wins in a compact Singapore home.
